Kingston grand opening: what to know

Kingston’s grand opening is Saturday, October 17, 2026. Builders are already selling, so you don’t have to wait for the opening to look at homes. Here’s what’s confirmed so far and how to make the visit worth it.

Kingston has two builder areas:
- Kingston South (south of Corkscrew Road): Lennar (approximately 1,358 homes and villas across 4 collections), Neal Communities (about 1,100 homes across 5 collections), and Pulte Homes (about 320 homes across 3 collections).
- Esplanade at Kingston (north of Corkscrew Road): Taylor Morrison.
Each builder sets its own pricing and contract terms, so it pays to compare more than one.
Things already confirmed
- Kingston is gated.
- There is an HOA and a CDD. Both are ongoing costs of owning there, and the amounts depend on the builder, the floor plan and other details. Reach out and I’ll get you current numbers for a specific home.
- The Kingston South amenity campus is being built in three phases. Phase 1 (outdoor sports courts, mailboxes, tennis center) has an estimated completion of Q4 2027. Phase 2 adds half of the pool, the indoor sports courts and the gym; Phase 3 adds the Saloon and the rest of the pool.
- Homes are for sale now.
Questions worth asking each builder
- What is the HOA fee for this homesite, and what does it cover?
- What is the CDD assessment for this homesite, and how is it billed (on the property tax bill or separately)? Is there a payoff option?
- Which amenities are open today, and which are planned? Is there a date in writing?
- Which collections are released now, and which come later?
- What’s included in the base price versus an upgrade?
- What’s the estimated completion timeline for this specific home?
- Which schools is this address assigned to? Confirm the answer with the Lee County School District.
Ask for the answers in writing. Sales conversations move fast on opening day.
Bringing your own agent
If you want your own agent, ask each builder about its agent registration policy before your first visit. Some builders require your agent to be with you, or to register you, on that first visit.
